The Non-Driving Beach (South of 27th Ave): Running south down through Bethune Beach and ending at the Canaveral National Seashore, this is where the luxury market really thrives. You get quiet, private beaches, natural dunes, and zero cars. It is vastly better for families and sea turtles. The catch? You have to carry your gear down private walkways, and you are a 15-minute drive from the restaurants in town.

Riverfront (Riverside Drive & The Intracoastal): The Indian River offers deep-water docks, incredible sunset views, and direct boating access straight out to the ocean via Ponce Inlet. North Riverside Drive on the mainland features stunning historic estates with heavy oak canopies, similar to what you see in Winter Park. The downside? You are not on the beach, and you will have to bike or drive over the North Causeway bridge when you want to put your toes in the sand.
